There could be a number of reasons for an increase in your balance outstanding. It could be:
• During 2016 you re-drew an overpayment previously made to your mortgage.
• You are currently in a payment arrangement whereby full mortgage interest payments are not being made. The shortfall in interest payments will increase the balance outstanding.
• During 2016 you may have had an agreed period where no payment was made on the mortgage account, the interest amount due for that period is added to the mortgage balance.
• A fee or charge may have been added to your account. This will be detailed in the transaction history. Further information on fees & charges is available here.
